Iron Gate Industrial Condos
Bellingham's newest all-steel warehouse condominium development — four buildings, fifty-nine units, built for the small-business owners who actually move Whatcom County.
The Story
Iron Gate Industrial Condos was conceived as a direct response to a gap in the Bellingham commercial market: no new-construction ownership inventory in the 1,000–2,000 sqft size range. Small business owners — contractors, trades, automotive, fabricators, investors — had nowhere to buy. They could rent, they could try to build on their own land, or they could overpay for outdated converted space. None of those options pencils out for a growing business.
Four buildings, 59 total units, on a gated paved site off Jills Ct at Irongate Business Park. Phase 1 (Buildings 1 and 2, 29 units) sold out. Phase 2 (Buildings 3 and 4, 30 units) is down to the final 14.
The Spec
Every unit is 25′ × 50′ of all-steel construction on a concrete slab, with full insulation, natural gas heat, an ADA-compliant bathroom, a large roll-up door, 200A service, and city water and sewer. The Mezzanine configuration adds a built-in second floor for office or storage — a layout we've seen contractors specifically seek out and buyers tell us they can't find elsewhere in Whatcom County.
The site is gated with security infrastructure, paved for truck access, and landscaped. HOA dues cover exterior maintenance, the common lot, and shared utilities.
